Typically, the housing market "cools" when the weather changes, however, with a pent-up buyer demand the real estate market continues to be brisk!
Lawrence Yun, chief economist at the National Association of Realtors, predicts "it will be one the best winter sales years ever." Mortgage rates continue to be low, buyers are shopping for homes to suit their "new" lifestyle with a need for designated space to work from home and home schooling.
With a low inventory of active properties on the market, buyers are working with Realtors to learn about listings coming on the market and being one of the first to tour the property and hopefully get their offer accepted.
Sellers are listing with Realtors instead of trying to sell on their own because of the volume of showings and trying to negotiate and handle multiple offers with different contingencies. The expertise of a Realtor is needed to sift through the different scenarios a buyer's offer present. Financing contingencies, seller concessions, home inspection and appraisal processes, repairs (if needed), addendums ... the Realtor has the expertise and knowledge on how to navigate the sale to a successful closing.
